Who We Are

Venice Neighbors for Responsible Development is an unincorporated association of homeowners and residents established who oppose the proposed plan for developing 17, 19 & 21 Jib Street.  We were established in March 2025.

We supoprt development of the the Venice Marina Coastal Zone…but NOT the lot consolidation and “super-sizing” proposed in the plans for 17, 19 & 21 Jib St; which also proposes to provide minimal in-building parking. The proposed building seeks exemption from almost 20 current building standards, which, if obtained, would worsen congestion, parking, safety, and already strained public infrastructure.

Most of us live in Venice-Marina del Rey.  We wholeheartedly support responsible development of the coastal areas of Venice and of the peninsula.  We have no other agenda and no other affiliations.

Background

A developer is proposing to build a 5-story, 59-foot high, 25-unit residential apartment building providing only 9 on-site parking spaces.  

The statements made here are not partisan exaggertion, but a factual description of the proposed plan (see attachments). Opposition to the proposed development is the official position of Venice Neighborhood Council and its Land Use Planning Committee in votes on January 20, 2026 and December 18, 2025, respectively.

This proposed development would require modification of existing building codes and zoning provisions, including: 

  • 5-story 59-foot building is 28 feet higher than current height restriction 
  • Only 9 parking spaces instead of the required 57 spaces required by code
  • 25 units which double the density permitted by codes 
  • Decreased in front, rear and side yard setbacks, which could cause health and safety issues for the fire department (among others)

The plan also includes demolition of the oldest existing residential buidling (c 1906) on the peninsula with 5 existing low cost and rent controlled units and replacing them with six low income) housing units.

Most of us are property owners and neighbors of the Venice-Marina Peninsula and are directly impacted by the proposed plan.

Attend a Hearing

Attend hearings – to show city authorities that we are united in opposition to this project. Next meeting will be with LA City Planning Commission – to be scheduled.
